An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending the official zoning atlas (Ordinance 15-17, as amended, the Manatee County Land Development Code), relating to zoning within the unincorporated area; providing for a rezone of approximately 9.9 acres in the northwest quadrant of a 1,112.9 acre site (Port Facility) from A-1 (Suburban Agriculture) to PDPM (Planned Development Port Manatee); approving a Master Development Plan for a total of 4,000,000 square feet (1,253,176 square feet existing; 2,746,824 additional square feet) of port related uses as listed by stipulation #3, and accessory uses on the 1,112.9 acre site, generally located south of the Hillsborough County line, east of the Tampa Bay, west of U.S. Highway 41, North and north of State-owned conservation lands in unincorporated north Manatee County. The site is within the IH (Heavy Industrial) and IL (Light Industrial) Future Land Use Categories (FLUC), and the boundaries of the MDO (Manufacturing Development Overlay District).

A rezone of two (2) parcels of approximately 5.66 acres from PR-M (Professional Office – Medium) and RSF-6 (Residential Single-Family) zoning districts to the PDMU (Planned Development Mixed Use) zoning district, retaining the SWTIF (Southwest Tax Incremental Financing) district designation, and being generally located 775 feet (more or less) from the intersection of 15th Street East and 53rd Avenue East, having an address commonly known as 1623 53rd Avenue East, Bradenton (Manatee County); approving a General Development Plan for a two (2) story multi-use building having 20,000 square feet of office, commercial and up to eight (8) multi-family residential units; and a 52,000 square foot performance area consisting of a 12,800 square foot entry/concession tent, a 20,345 square foot performance tent, and grass parking spaces, for medium intensity recreational uses and approving a Schedule of Permitted/Prohibited Uses, as voluntarily proffered by the Applicant.

Amending and restating Zoning Ordinance No. PDMU-18-06(G) to revise the General Development Plan (Large Project) for 2,497 residential units (single-family detached, single-family semi-detached, single- family attached, and multi-family), 202,000 square feet of retail/commercial, 247,000 square feet of medical office, 20,000 square feet of office, a 150-bed hospital, and a 326 assisted living facility (ALF) beds; the ±1,032.23 acres site is zoned PDMU (Planned Development Mixed-Use), and located northwest of the intersection of Moccasin Wallow Road and US 301 North, at 12420 US 301 North, Parrish; and approving a Schedule of Permitted and Prohibited Uses, as voluntarily proffered by the applicant and attached as Exhibit “B”.
