PDR-23-17(P)(R) – The Mitchell at Terra Ceia – MATCRE LLC (Owner) – PLN2410-0016, Quasi-Judicial, Loretta Merrill, Senior Planner Amending and restating Zoning Ordinance No. PDR-23-17(P) for an 183 unit multi-family project, with at least 25 percent of the units designated as affordable housing to include a previously approved development option (Option A – four 3-story buildings) and add an additional development option (Option B – one 4-story building) on approximately 9.16 acres; the project site is zoned PDR (Planned Development Residential) and generally located between Bayshore Rd, 89th St E, and US 41 N and commonly known as 2220 89th St E, Palmetto.

3. Ordinance No. 25-06 – Heritage Harbour– DRI #24 – (PLN2401-0040), Quasi-Judicial, James McDevitt, Planner II Approve the following changes to Map H and the Development Order: 1) add 24 hotel rooms to Phase II of the existing entitlements of the Heritage Harbour DRI; 2) amend Map H to reflect the new hotel rooms for a total of 424 hotel rooms; and 3) other minor updates, previously granted legislative extensions, terminology changes, and corrections to reflect previously approved changes and to provide consistency with other approved documents. The Heritage Harbour DRI is generally located at the intersection of I-75 and SR64, south of the Manatee River, and west of Upper Manatee River Road (approximately 2,784.7 acres).

4. PDMU-98-08(G)(R14) – Heritage Harbour (F.K.A. Heritage Sound) – PLN2312-0042, Quasi-Judicial, James McDevitt, Planner II To approve changes to the General Development Plan and Development Order Specific to Parcel 37 as follows: 1) Amend the General Development Plan to reflect changes; And 2) Amend the Development Order to increase the total number of hotel rooms from 100 to 124 on Parcel 37, from 250 rooms to 274 in Phase II and from 400 rooms to 424 rooms total hotel rooms within the entire development; And 3) Increase the building height to five (5) stories on Parcel 37. Located at the Intersection of I-75 and SR 64, South of the Manatee River, and West of Upper Manatee River Road (Approximately 2,784.7 Acres).

5. Z-24-20 – Long Branch Solar Rezone – Tampa Electric Company (Owner) – PLN2406-0149, Quasi-Judicial, Camden Jenkins, Planner I A rezone of an approximately 44.68-acre part of a 658.98-acre parcel generally located 4,000 feet west of the intersection of County Road 39 and Carlton Road, Parrish (Manatee County) from the EX (Extraction) to the A (General Agriculture) Zoning District.

ZL-24-15 – Bayshore & Horseshoe Loop Rezone – Terra Ceia Dreaming Private Ecclesiastic Irrevocable Trust (Owner) – PLN2407-0044, Quasi-Judicial, Camden Jenkins, Planner I A rezone of approximately 5.015 acres generally located 200 feet southwest of the intersection of Bayshore Drive and Horseshoe Loop Road and commonly known as 510 Horseshoe Loop Road, Terra Ceia (Manatee County) from RSF-1 (Residential Single-Family – 1) to A-1/L (Agricultural Suburban/Limited) Zoning District.
